McCarron Building and Construction Consultants has achieved significant success in obtaining Planning Permissions for developments; for Historic Properties, Rural Buildings in Areas of Conservation Areas as well as for Rural Housing, Agricultural and Commercial Premises.
We can provide a full range of technical architectural drawings from the initial concepts sketches through to detailed design for planning and construction. We have extensive experience in the adaptation and extension of existing buildings, old and new. Using both hand drawn and Autocad drawings we can capture a design solution that meets the needs of the Client and any Regulatory approvals process.
We also provide Building Control drawings and Specifications. This covers everything from Structure to Fire Safety to Drainage design. We have a good understanding of how these requirements can be met with specific construction materials and techniques and can handle the approvals process with either Statutory or Independent Assessors.
BER’s (Provisional and Final)
A Building Energy Rating (BER) Certificate helps you to understand the energy efficiency of a home. It is a good indicator of how much you will spend and how much carbon you will produce to heat the home to a comfortable level. We can provide this to you alongside an advisory report which advises what measures you could take to upgrade the energy efficiency of your home.
The rating scale looks like the energy rating labels for household appliances. It rates the home on a scale from A-G.
- A-rated homes are the most energy-efficient and comfortable. They tend to have the lowest energy bills.
- G-rated homes are the least energy-efficient. They typically require a lot of energy to heat the home and have the highest energy bills.
Mapping/Declarations of Identity
A declaration of identity certifies that all of the amenities which are used by a property are located within the relevant site boundary of the property. Such amenities generally include a septic tank or treatment systems and percolation area, the dwelling house and a private supply water well. The declaration of identity is often requested by solicitors in order to ensure that no significant issues arise in the future with regard to access to these amenities.
The declaration refers to a folio number and is accompanied by the Folio map or Ordnance Survey Land Registry Map outlining the site in red/blue and highlighting any easements or rights of way.
Structural Building Surveys
Our experienced Chartered Building Surveyors provide a range of residential building surveys. These include RICS Home Survey Level 2 & RICS Home Survey Level 3, technical defect reports and structural surveys. We also offer commercial building surveys tailored to your requirements.
We can provide Clients with an in-depth Building Survey report to support their decisions to buy or rent a new house or commercial premises. These include recommended repairs and an estimate of their likely cost.
Survey reports can also help existing property owners to identify building defects and recommend remedial repairs.
In addition, we also provide structural monitoring in cases where movement is suspected.
Mortgage Costings and Signing off
A self-built mortgage is drawn down in stages, so each phase of the project is signed off by the surveyor, and then funded by the bank. Each stage of the build is determined by your initial build plan – but it’s a good idea to keep these stages to a minimum.
As the work progresses, we will fill out a ‘Stage Payment Certificate’, which is proof the initial stage has been completed, and your solicitor can request this from the bank.

Land Registry Compliant Plans
Land Registry has, for a number of years now, set out specific requirements for any plans submitted to them including those annexed to transfers of part and registrable leases.
We have experience of producing compliant Land Registry plans for transfer of part, first registrations and registrable leases. Whether you are looking to sell or acquire part of a garden, divide an existing building into separate titles, or register agricultural land, we can help with the preparation of the relevant plans often from a desktop basis or, if required, through a boundary survey first.
